Selling Your Property

Don’t necessarily instruct an Agent who gives you highest valuation, this is an old trick to gain the instruction. MGY are very active in the local market.

Its also a good idea to instruct a solicitor to do your conveyancing early. Ask them to prepare a draft contract and apply for title deeds, while you collect any paperwork you may have in relation to building certificates and any valid work guarantees

  • Always have a ‘For Sale’ board
  • Your property will also be advertised on the major websites, Rightmove and On The Market
  • Always prepare for viewings, its first impressions that count
  • Leave the pets with a neighbour if possible
  • Turn the lights on if it is a dark day and make sure the house is warm as this is always more inviting
  • Don’t smoke or cook curry before a viewing
  • Make sure the viewer is able to park their car at the property

It is always best that the owners go out during viewings and let the Agent carry out the viewing. MGY will always try to achieve the highest price but the buyers circumstances are equally important, i.e how they are financing the purchase. Cash buyers are obviously the best but if they require a mortgage we ask to see a’mortgage in principal’ letter from their lender

We make sure we have all the details about any forward chain. MGY will present every offer that is made and offers will be given in writing. Compromise on both sides is often the key to securing a sale. Once a sale has been agreed MGY will keep in regular contact with solicitors to ensure the conveyancing progress is running smoothly
