The property market across Cardiff and the Vale of Glamorgan remains active, although it is undoubtedly one of the most price-sensitive markets we’ve experienced for several years.
Buyers remain motivated, but they’re taking more time to make decisions, with affordability, mortgage costs and value for money all playing an increasingly important role.

One message has become very clear during 2026:
Accurate pricing has never been more important.
Properties launched at realistic market values continue to generate healthy viewing levels and achieve successful sales. Those entering the market above buyer expectations are generally taking longer to sell and often require price reductions before attracting serious interest.

Although overall transaction numbers remain below historic highs, buyer confidence is gradually improving and we remain encouraged by the number of new enquiries and valuations we’re receiving across both Cardiff and the Vale of Glamorgan.

The lettings market continues to outperform the sales market in many respects. Demand for quality rental homes remains strong, whilst available stock continues to be limited across much of Cardiff and the Vale of Glamorgan.
This continues to provide landlords with:
