INHERITANCE TAX VALUATIONS

Accurate commercial property valuations are essential for determining the probate value of an estate for inheritance tax purposes. Relying on an estate agent’s opinion can be insufficient for this critical, official purpose, especially since lease terms often impact the value significantly. It is always advisable to obtain a valuation from a Chartered Surveyor for reliable results.

 

MATRIMONIAL VALUATIONS

In divorce proceedings, an expert report from a RICS Registered Chartered Surveyor is typically needed to assess the value of any commercial properties owned by the couple. We understand the delicate nature of these cases and provide comprehensive services, from the initial valuation report to expert testimony in court if necessary.

SIPP (SELF-INVESTED PENSION PLAN) VALUATIONS

It is becoming increasingly common to purchase commercial investment properties within private SIPPs. Both at the time of purchase and typically every three years thereafter, SIPP providers require a professional valuation from an RICS Chartered Surveyor. We specialize in preparing these valuations to meet the necessary requirements.

LOAN SECURITY VALUATIONS

Lending institutions, such as banks and building societies, frequently require commercial property valuations to ensure that the property provides sufficient security for a loan (such as a mortgage). We can supply these valuations for most High Street lenders, along with more specialised financial institutions. Each lender may have specific reporting criteria; please contact our office to consult with a Chartered Surveyor and discuss the process.

HELP-TO-BUY WALES VALUATIONS

If you have taken advantage of the Help to Buy Wales loan on a new build property and are looking to sell your home or pay off your shared equity loan, we can provide you with a Chartered Surveyors Report which meets all of the Help to Buy criteria, we have been delivering valuations for this purpose since the scheme started in January 2014.

There are instances when you may need a valuation for a unique purpose. This could be for tax planning, investment advice, property disputes, or other specific reasons. VALUATION GUIDELINES

The following information is sourced from Gov.Wales and was correct at the time of publication [March 2021]. As such, all details may be subject to change. You will be required to instruct your own RICS registered valuer to carry out a valuation on your home ahead of selling, and at least 14 days before applying to staircase. You will need to ensure your chosen service provider:

  • Has experience valuing domestic properties with the local area.
  • Is registered and holds a recognised RICS qualification.
  • Can provide 3 comparable valuation examples of local properties.
  • Is in no way related to you or your chosen sales agent.
  • Will inspect the property interior and provide a detailed report.
  • Can produce a report on an un-editable, company headed PDF document.

Valuers must confirm market values in line with approved guidelines and Help to Buy (Wales) Ltd will require a copy, complete with inspection date, the signature of the inspector, and the RICS panel number. If these criteria are not met, the homeowner will have to seek to rectify this at their own expense. Therefore, it pays to use a trusted and reliable, local provider, such as an RICS Registered Valuer from MGY.

RICS HOME SURVEY-LEVEL 2

If you are looking at purchasing a property and are seeking professional advice and peace of mind, we provide Level 2 Home Surveys, previously known as a Home Buyers Report, through our affiliated company Allied Surveyors, and is suitable for more conventional properties. This report includes detailed information about the property, identifying any risks, potential legal issues, highlight and advise on defects and what maintenance or repairs are required, in a clear, concise report.
